Chapter 4 - The Pressure Mounts

By seven o'clock the following morning, the news of Walker Capital Holdings’ surprise acquisition of Riverglass Residences had broken across local financial news networks. The headline ran continuously on the ticker along the bottom of the Charlotte Business Journal: LOCAL CONTRACTOR-TURNED-TYCOON CALEB WALKER BUYS OUT VANCE DEVELOPMENT IN $90M DEAL.
Inside the Riverglass sales gallery, the phones were ringing off the hook.
Lauren sat at her desk, a steaming cup of dark coffee sitting untouched beside her tablet. She had been awake since four in the morning, re-writing the terms of the buyer agreements as Caleb had instructed.
Her phone buzzed. The caller ID displayed Richard Gaines.
Lauren hesitated before taking a deep breath and answering. “Good morning, Richard.”
“Lauren,” Richard’s voice boomed through the speaker, tight with fury. “I just received an updated contract draft from your legal desk. The fee discount on my three penthouse units has been stripped out entirely. What the hell is going on?”
“Richard, I understand your frustration,” Lauren said, keeping her tone professionally calm. “Under our new ownership structure, Walker Capital has established a standardized pricing framework across all residential units. Discounts are no longer being authorized for multi-unit packages.”
“Is this a joke?” Richard slammed his hand on a table on his end of the line. “That construction worker who wandered into the lobby yesterday thinks he can dictate terms to me? I’m Richard Gaines! I buy and sell guys like Caleb Walker for breakfast!”
“Mr. Walker is the sole owner of the asset, Richard,” Lauren said firmly, surprising even herself with the conviction in her voice. “The terms in the revised agreement reflect the building’s true market value. If you’d like to review the non-discounted figures—”
“I’m not paying full price!” Richard spat. “And let me tell you something else, Lauren. If I pull out of Riverglass, I’m pulling three other investors from my syndicate with me. That’s fifteen million dollars in cancelled pre-sales. Let’s see how your dirt-stained boss handles a fifteen-million-dollar hole in his balance sheet!”
The line went dead with a loud click.
Lauren set her phone down slowly. Her chest felt tight. Fifteen million dollars in lost sales would destroy the project’s initial momentum and create a PR nightmare that could depress unit values across the board.
She stood up and walked toward the corner office.
The glass door was open. Caleb was already there, sitting behind a simple mahogany desk that had replaced Marcus Vance’s grand glass setup. He was wearing a dark charcoal suit jacket over an open-collar white shirt—no tie, no fuss. He was reviewing blueprinted structural plans for the adjacent expansion site.
“Richard Gaines just withdrew his allocations,” Lauren said, leaning against the doorframe. “And he’s taking three syndicate investors with him. That’s a fifteen-million-dollar withdrawal before noon.”
Caleb didn't look flustered. He didn't even look up from his blueprints. He simply picked up a black pen and made a quick notation on the margin of the paper.
“Good,” Caleb said calm.
Lauren blinked. “Good? Caleb, that’s nearly twenty percent of our total pre-sale target!”
Caleb set his pen down and looked at her.
“Richard Gaines didn't want to buy those units to live in them, Lauren,” Caleb explained patiently. “He wanted to buy them at a discount, hold them for six months, and flip them to international buyers at a twenty-percent mark-up without ever contributing a single dollar to the local community or the building’s long-term upkeep.”
“That’s how real estate speculation works!” Lauren argued.
“That’s how artificial bubbles are built,” Caleb corrected. “Now we have four high-floor units available for genuine buyers who actually want to belong here.”

Before Lauren could reply, her assistant knocked frantically on the glass door.
“Ms. Beckett! Mr. Walker! You need to come down to the lobby right now,” the assistant said, her face pale. “There’s a news crew outside, and Marcus Vance is talking to them.”
